For all you homebuyers and sellers out there I thought you’d get a kick out of Sheriff Andy Taylor’s homes selling experience…Barney Fife Realtor is probably not your best bet. Kidding aside there a couple of things you can do to make the home inspection process a lot less stressful AND a good inspection will always pay for itself – sometime many times over!
- Homesellers please, please, please have your home inspected BEFORE you list if for sale. It looks great to buyers – you’ve done your homework – you will be more confident and will have much more leverage in the sales negotiation.
- Buyers – have the home inspected even if the seller has done one. You want the most thorough inspector you can find…BUT see #3 below
- Sellers and especially buyers…it’s a house not a piece of china…a small crack ruins the china – not a 40 year old house! Be reasonable…don’t sweat the small stuff – focus on the big stuff (if there isn’t big stuff you don’t need to make the small stuff big)
- Get the deal done…don’t forget the big picture – do you love the house? The things you’re flipping out about – have you “lived” with similar imperfections in your own home? Don’t lose a great home because the roof is a year older than you’d like or there’s a crack you can’t even see..breathe and just buy it!
Understandably there are exceptions – sometime serious issues can not be resolved and sometimes one side is just intractable….listen to your agent, really listen they are relatively dispassionate can can usually give you pretty sensible advice!
Now go buy that dream home, just own it!
