What’s UP with Providence DOWNS?

What’s up with Providence Downs? One of Charlotte’s favorite new neighborhoods is racking up ALL TIME lows in…wait for it….Homes For Sale! *No Providence Downs homes were harmed writing this blog post.

That’s right the awesome Providence Downs is SOLD OUT (well kinda). Look at these Providence Downs Neighborhood statistics from Charlotte MLS:

1. The number of homes for sale (14) in Providence Downs is at all time low – about half the previous low of 26 in 2005.
2. There are only 7 months of home for sale inventory compared to a high of 18 months in 2009.
3. Average price per square foot is up to $131/square foot an increase of 18% over last summer.
4. Days on the market at an all time low of 97…previous low was 134 days in 2007.
5. New listings is 34 near an all time low and well below the typical 75-100 homes listed for sale.

All time lows can actually be pretty good! Overall it looks like a pretty good time for sellers in Providence Downs. Since we love the neighborhood and these numbers are somewhat relative (given the housing crisis) we think it’s pretty good time to buy in Providence Downs too!
