That’s right I’m going to make a few predictions… (questions courtesy of NewsGeni.us.)

Will the baby boomers take advantage of the great deals available and start purchasing vacation and retirement homes? YES. Absolutely* *unless Apple comes out with an iPad3 and iPhone5 (and they blow all their down payment) then all bets are off!

Will 2012 be the year that builders again increase inventories of newly constructed homes? maybe, maybe not

Will the government put together a plan to convert large numbers of foreclosures into rental properties? Put it another way will the US Government finally do something smart? or do you think Kim Kardashian will reconcile?

Will this be the year that the 5.9 million adults between the ages of 25 and 34 that are still living with their parents decide to purchase a home (or basement) of their own? Depends are you asking the parents upstairs or the kid asleep in the basement?

OK that may be a bit snarky – I had every intention of answering these questions…then I thought how the heck do I know…how does ANYBODY know? The truth is no one can predict next week with any certainty let alone how macro factors are going to impact the Charlotte real estate market…or take it a step further how it will impact West Charlotte versus Ballantyne versus Uptown or | Park Crossing vs. Montibello | Beverly Woods vs. Hunter Oaks |

Bottom line…homes prices are at historic lows, interest rates are at fifty year lows…my advice if you want or need to buy: BUY – if you want or need to sell: SELL. Just be as smart as you can be…I will suggest that now more than ever both buyers and sellers will benefit using a professional Realtor (I know one – see top right) the transactions, the financing, the research are increasingly complex and while there is more information that ever – it can be overwhelming at times and some of the info is flat out suspect – make sure you have the right information that will assure YOU make the most informed decision – this really is ALL ABOUT YOU!

And if it makes you feel any better…it’s probably all over December 21, 2012 anyway…so might as well buy now and enjoy!
